Our exclusive analysis of the TOPHOTELPROJECTS construction database reveals the state of DACH’s hotel project pipeline and highlights a few newcomers worth watching out for. Europe’s DACH region (Germany, Austria and Switzerland) is home to a powerhouse of a hotel market. In the coming years, 1,675 new hotels with a total of 292,924 rooms will open there.
Here, TOPHOTELNEWS reveals where these new properties will launch and which groups are behind this staggering growth.
DACH hotel market set to expand
Despite the Covid19 pandemic, 241 hotels with 30,870 rooms are planned for 2020. Another 293 launches are scheduled for 2021, while 2022 will see 182 hotels open their doors, and another 295 properties are on the books for 2023 and beyond.
Perhaps unsurprisingly, Germany takes the lead in the DACH region with 817 projects and 120,273 rooms in the pipeline. Switzerland comes a distant second with 102 hotels, followed by Austria with 92 planned openings.
Top ten cities for hotel development in DACH
Hamburg tops the list of cities across DACH when it comes to hotel development, with 52 ongoing projects and 11,146 rooms, followed by Berlin with 43 hotels and 9,416 rooms. Dusseldorf and Munich share third place with 29 properties each, but Dusseldorf beats Munich’s room count by nearly 50% (6,616 versus 4,626).
Elsewhere, Austria’s capital Vienna will see 27 hotels added to the market, while the banking centre of Frankfurt am Main will get 24 new properties. 18 hotels are in the pipeline for Cologne, which is followed by Stuttgart with 17 openings, while Hanover and Geneva complete the list with 13 and 11 hotel launches, respectively.
DACH’s five fastest growing hotel brands
Budget brand the niu is taking the DACH region by storm. Despite having already experienced several years of rapid growth, the relative newcomer seems to be just getting started, and will expand its portfolio by a further 37 hotels and 8,318 rooms in the coming years.This puts it well ahead of Holiday Inn Express, which will launch 27 new properties with 4,649 rooms in total, thus growing IHG’s budget brand significantly in the region. Marriot International’s Moxy Hotels plans to open 19 hotels with 3,574 rooms, followed by Premier Inn with 18 projects and 3,761 rooms and Ibis Styles with 15 projects and 2,572 rooms.
Noteworthy properties opening in the DACH region
The largest project currently in the DACH region’s pipeline is Center Parcs Ribnitz-Damgarten in northern Germany. This sprawling 3,000-room project will be set on the Baltic Sea and welcome families looking for memorable holiday experiences close to nature.
In Hamburg, meanwhile, the 510-room AC by Marriott Hamburg Hafencity will welcome mainly business and conference guests from Q4 2023, and the 19-floor tower with its elegant brick facade should fit in well with its surroundings. Guests will be able to avail themselves of the modern MICE facilities and enjoy expansive views of the harbour and the city from its sky bar.
Another major project is Moxy Central Tower Berlin, which will be home to 445 rooms when it opens its doors in early 2022. This property shares the building with a new Residence Inn. Moxy aims to provide a modern offering for a relatively young audience, whereas the Residence Inn seeks to provide a long-stay option for business travellers in the city.
Also worth highlighting, Accor’s hotel brands Pullman, Novotel and ibis Styles will open around 830 rooms in the mixed-use district ibis Styles Hamburg-Überseequartier on the River Elbe. The hotels are spread over three building complexes, each with its individual architecture and characteristics. Premium brand Pullman will move into a building characterised by its open and light-flooded design, Novotel’s new property will target the upper mid-range segment, while ibis Styles will offer a budget option. All three hotels will blend seamlessly into the vivid urban environment and interact strongly with nearby F&B, retail, entertainment and cultural venues.Let’s take a look at some more hotel project in Europe’s DACH region:
